A Floor Finish That Hides a Northern Utah Winter
Flake epoxy floors are the finish most Ogden homeowners pick for the garage. The floor is built in layers. A pigmented epoxy base coat goes over ground concrete. While it is wet, colored vinyl flakes are thrown across it until no more will stick. The loose flakes are scraped and vacuumed off, and a clear topcoat seals everything in. The result has a speckled look a lot like granite, with a light texture you can feel underfoot.
Why flake works well here
A garage in Weber County sees snow from late fall into April, according to Wikipedia's Ogden climate summary. That means months of tracked-in slush, salt and gravel. On a solid gray floor every dried puddle shows. On a flake floor the pattern hides most of it until you have time to rinse. The flakes also give the topcoat a slight texture, so the floor is less slick when wet than a smooth gloss coat.
Full broadcast or partial broadcast
- Full broadcast: flakes cover the base coat completely. This is the most common choice for garages because it hides the most and adds the most texture.
- Partial broadcast: flakes are scattered more lightly so the base color shows through. It costs a little less in material and gives a cleaner look.
- Flake size: smaller chips read as a tight speckle; larger chips look bolder. Larger chips can make small cracks or uneven spots harder to see.
Choosing colors
Most people pick a blend that matches the house or the cabinets going into the garage. Gray and tan blends are popular because they hide road dust and salt residue. Darker blends look sharp but show white salt rings sooner. We bring a sample board to the estimate so you can see each blend under your garage lighting and next to your walls.
The topcoat matters
The clear topcoat takes the wear. It is what tires, boots and dropped tools actually touch. We usually top flake floors with polyaspartic. HomeGuide rates polyaspartic's UV resistance as excellent and epoxy's as poor to fair, which matters in a garage where the door is open on summer afternoons. A UV-stable topcoat keeps the flakes from looking yellow over time.
Where flake floors fit besides the garage
- Mudrooms and side entries where boots come in wet
- Basement storage and utility rooms
- Home gyms where dropped weights would mark a plain floor
- Workshops, sheds with slabs, and small business back rooms
What to expect on install day
Flake floors take more steps than a plain color coat. The grinding, repair, base coat, broadcast, scrape and topcoat usually happen over one or two days, depending on the products and the temperature. We give you a schedule before we start and tell you when the floor is ready for foot traffic and for parking.
What This Covers
A flake floor is built in layers on top of the same prep every floor gets.
Surface prep
Diamond grinding, crack and spall repair, and a full vacuum before any coating.
Pigmented base coat
A colored base that matches the flake blend and bonds to the ground concrete.
Flake broadcast
Vinyl chips spread to full or partial coverage, then scraped and vacuumed to an even surface.
Clear topcoat
A UV-stable, chemical-resistant topcoat that seals the flakes and takes the wear.

Typical Flake Epoxy Floor Costs
| Item | Published range |
|---|---|
| Installed epoxy, per square foot | $4 to $10 |
| Installed polyaspartic, per square foot | $5 to $12 |
| Customizations such as flakes or colors | $0.50 to $2.00 per sq ft |
| Two-car garage, epoxy | $1,600 to $5,800 |
| Two-car garage, polyaspartic | $2,000 to $6,900 |
National ranges from HomeGuide's epoxy and polyaspartic cost guides. A full-broadcast flake floor usually falls in the middle or upper part of these ranges because of the extra material and labor. Your written estimate is the price.
How It Works
1. Pick a blend
At the estimate you choose a flake blend and size from samples, in your own garage light.
2. Prep
We grind, repair and vacuum the slab.
3. Base and broadcast
The base coat goes down and flakes are broadcast into it while it is wet.
4. Scrape and seal
Loose flakes are removed, the surface is evened out and the clear topcoat is applied.

Flake Epoxy Floors Questions
Are flake epoxy floors slippery?
Less than a smooth gloss floor, because the flakes leave a light texture under the topcoat. If you want more grip, an anti-slip additive can go in the topcoat. That is worth considering by an entry door that sees snow.
How long does a flake floor last?
HomeGuide says solid epoxy can last 10 to 20 years, and water-based epoxy may need recoating every 3 to 5 years. A flake floor with a good topcoat often only needs a fresh topcoat when the surface wears dull.
Does a flake floor hide cracks?
It hides small cosmetic flaws well, and larger chips hide more. Cracks still get repaired first. A crack that moves can show through any coating over time.
Can I choose custom flake colors?
Yes. Manufacturers sell many standard blends, and you can pick one to match your house or cabinets. We bring sample boards to the estimate.
