Basement Floors Start With a Moisture Test

Basement floor epoxy turns a dusty, stained basement slab into a floor that is easy to clean and pleasant to use. Ogden homeowners coat basements for storage rooms, laundry areas, home gyms, craft rooms and family rooms. The slab sits on the ground, so the first question is always moisture. We test before we recommend anything.

Why moisture comes first

Concrete lets water vapor move through it. If the ground under a basement slab is damp, vapor rises into the concrete and can push up under a coating. That is how blisters and peeling start. HomeAdvisor notes that solid epoxy does not work well in high-moisture environments. On a slab with some moisture, we may use a moisture-tolerant primer. On a slab with a real water problem, we tell you to fix the source first. Coating over active water only hides it for a while.

Ogden's older basements

Ogden has a lot of housing built before the 1970s. Point2Homes, citing 2019 to 2023 Census data, puts the city's median year built at 1966, with 19.4% of homes built in 1939 or earlier. Older basement slabs are often thinner and more cracked than new ones. Many carry old paint, glue from carpet or tile, or patch compound. All of that has to come off. A painted basement floor that looks fine can still be holding moisture underneath.

Radon and basement finishing

The Utah Department of Environmental Quality says about 1 in 3 Utah homes have elevated radon levels. The EPA and the state suggest mitigation at 4 picocuries per liter or higher. Sealing a floor with a coating does not count as radon mitigation. If you are finishing a basement, run a radon test before the work starts. If you need a mitigation system, the suction pipe and any sealed sump can be planned around the coating.

Systems we use downstairs

  • Solid color epoxy: simple, clean and bright. It makes a dark basement feel bigger.
  • Flake floors: good in laundry and storage rooms where dust and lint show on plain floors.
  • Metallic epoxy: a poured finish for family rooms, bars and studios. See our metallic page for details.
  • Moisture-tolerant primers: used under any of the above when testing shows elevated vapor.

What a basement job involves

Basements take some planning. Stairs and narrow doorways limit equipment. We use grinders and vacuums sized for the space and keep dust contained. Furnaces, water heaters and floor drains stay in place, and we work around them. Utility rooms often have a floor drain that we coat up to without blocking it. We talk through all of this at the estimate.

Is a coating right for your basement?

A coating is a good fit for a dry or mildly damp slab you want to clean easily. It is not the right fix for water coming in at the walls, a slab that floods in spring, or a floor with heaving sections. If we see those signs, we say so before quoting.

What This Covers

Basement work covers testing, prep and coating of the lower-level slab.

Moisture testing

Vapor and moisture checks that decide which system and primer the slab needs.

Removal of old finishes

Paint, carpet glue, tile adhesive and old sealers ground off.

Crack and patch repair

Cracks and low spots filled so the coating goes on a sound, even surface.

Coating system

Solid color, flake or metallic, with a topcoat suited to the room's use.

Basement Floor Epoxy Questions

Can you epoxy a damp basement floor?

A mildly damp slab can often be coated with a moisture-tolerant primer under the system. A slab with standing water or active leaks needs that problem fixed first. Testing tells us which you have.

How much does it cost to epoxy a basement floor?

HomeGuide puts basement floors of 300 to 2,000 square feet at $1,200 to $20,000. The spread is wide because of size, moisture work and old finishes. We price your basement after testing it.

Does epoxy stop radon?

No. A coating is not a radon mitigation system. Utah DEQ says about 1 in 3 Utah homes have elevated radon, so test before you finish the basement.

Will a basement epoxy floor feel cold?

It feels like the concrete under it. Many people add area rugs in living spaces. In storage, laundry and gym areas, the easy cleanup usually matters more.
