A River Town That Doubled Twice

If you are thinking about epoxy flooring in Riverdale, start with when your house was built. Riverdale had only 871 residents in 1950. By 1970 it had 3,704, and by 1980 it had 6,031. Most of the town's housing went up in those years, so many Riverdale garages and basements are now 45 to 65 years old.

From Stringtown to Riverdale

Wikipedia notes the town was once called Stringtown because early homes were strung along a single road and the Weber River. The Graham family farmed here as early as 1850, and Daniel Burch built a grist mill on the river's east bank in 1853. Riverdale incorporated in 1946 and became a city in 1956, just ahead of its big growth years.

Lower ground and moisture checks

At 4,370 feet, Riverdale sits near the bottom of the valley along the river. We moisture-test every basement and garage slab before choosing a system. Water vapor rising through concrete can push a coating off from below. If readings are high, we may recommend a moisture-tolerant primer, a different system, or fixing a drainage issue first. We will not install a coating on a slab that the test says will fail.

Typical floors we see here

1960s and 1970s attached garages. These are usually sound but worn, with stained tire paths, chipped edges and old sealers. A full grind and a flake epoxy system with a polyaspartic topcoat brings them back.

Basements. Many homes from this era have basements used for storage, laundry or a family room. Basement floor epoxy seals dust and makes cleanup easy.

Shops. Some lots have room for a detached shop. Shop floor epoxy at a heavier build handles tools, jacks and fluids.

Riverdale's working past

Early Riverdale had a grist mill, a blacksmith shop, a match maker and a canning factory. The town has always had people who work with their hands, and many still keep a garage set up as a shop. For those floors we use a thicker build and a chemical-resistant topcoat. Oil, brake fluid and coolant wipe up instead of soaking in. We can also add a light texture where you stand at the bench.

Choosing between epoxy and polyaspartic

Epoxy is a strong, thick base coat. It bonds well to ground concrete and fills small imperfections. Polyaspartic is usually used on top. It cures much faster and holds its color in sunlight. For most Riverdale garages we use both, with epoxy below and polyaspartic on top. For a basement that sees little sun, an all-epoxy system can work well. We explain the trade-offs at the estimate.

Riverdale Questions

My Riverdale basement feels damp. Can it be coated?

We test before deciding. Some slabs can take a moisture-tolerant primer and coating. If the moisture is high, a coating will not fix it, and we will say so and suggest what to look at first.

How long does a Riverdale garage take?

Most two-car garages take one to two days, depending on repairs and the system. Cure time before parking depends on the product and the temperature, and we put it in writing.

Will my coated floor hold up to shop work?

A properly built shop floor handles rolling tool chests, floor jacks and most automotive fluids. Wipe spills promptly, and use a mat or board under jack stands to spread the load.
