Layton Floors From Every Decade

Layton's garages tell the story of its growth, and that shapes every epoxy flooring job we do in the city. In 1940 Layton had 646 residents. That year Hill Air Force Base was created just to the north, and war work brought people in fast. By 1950 the town had 3,456 people. It reached 9,027 by 1960 and 22,862 by 1980, according to Census counts on Wikipedia. The 2020 census counted 81,773, making Layton the most populous city in Davis County.

Postwar and mid-century homes

The first waves of growth after 1940 left Layton with neighborhoods of small, single-story houses. Their garages are often one-car or narrow two-car spaces, some detached and some converted to storage. The slabs are decades old. We commonly find:

  • Cracks that have opened and closed for years
  • Patches from old repairs
  • Paint or a store-kit coating peeling at the tire paths
  • Pitting near the door from many winters of salt

All of that gets ground, filled and repaired before any coating goes down. In these smaller garages, a flake epoxy floor is the usual choice. It brightens a dim space and hides the uneven texture an old slab can have even after prep.

Commuter-era subdivisions

Layton became a city in 1950 and turned into a suburban commuter community after the war. It later annexed East Layton and other areas, and in 1985 it passed Bountiful as Davis County's largest city. Homes from the 1970s through the 1990s often have two-car attached garages that are now on their second or third owner. Many have oil stains and a dusty surface but are structurally sound. These floors are good candidates for garage floor epoxy or a polyaspartic system.

Newer homes on the east side

Newer houses near the foothills and Highway 89 tend to have three-car garages and full basements. Owners here ask about metallic epoxy floors for finished basements and home gyms, and about polyaspartic for garages that face the afternoon sun. We test basement slabs for moisture first, since a full basement on a slope can stay damp.

Lake-effect snow

Wikipedia notes that Great Salt Lake effect snow is common in Layton in winter. Those bands can drop heavy snow fast on Davis County. Commuters on I-15 and US-89 bring the salt and slush home every day. A sealed floor keeps that brine from soaking in and makes cleanup a squeegee job.

Businesses and shops

Layton has a large retail and business base, including Layton Hills Mall and the East Gate Business Park. For shops, storage units, service bays and small commercial spaces, our shop and warehouse floor epoxy gives a tougher, easier-to-clean surface than bare concrete. We look at what rolls and spills on the floor, then size the build and pick the topcoat to match.

Layton's Growth by the Numbers

  • The Hill AFB boom. Layton had 646 residents in 1940, the year Hill Air Force Base was created to the north. By 1950 it had 3,456, a 435% jump, as war workers arrived.
  • Davis County's largest city. Layton passed Bountiful as Davis County's most populous city in 1985 and counted 81,773 residents in 2020, with a 2024 estimate of 87,392.
  • Lots of homes. The 2020 census found 27,045 housing units in Layton, 3.4% vacant, and 26,128 households, about 42.7% with children under 18.
  • Lake-effect snow. Layton has hot summers and cold winters, and Great Salt Lake effect snow is common in winter, which means regular salt and slush on garage floors.

Layton Questions

My Layton garage has an old peeling coating. Can you go over it?

No. A new coating is only as strong as what is under it. We grind the old coating off down to sound concrete, then repair and coat. Removing old material is listed as its own line on your quote.

Can a one-car garage from the 1950s still look good with epoxy?

Yes. After we grind and fill the cracks, a full flake broadcast hides most of the remaining texture. The space gets brighter and much easier to sweep.

Do you coat commercial spaces in Layton?

Yes. We coat shops, storage areas, service bays and small commercial floors. We look at the traffic, chemicals and cleaning routine first, then recommend a system for it.
