Coating Floors in a City Still Being Built

Epoxy flooring in West Haven usually means working on a slab that was poured in the last 20 years. Wikipedia's census table shows the city at 3,976 people in 2000, 10,272 in 2010 and 16,739 in 2020. The 2023 estimate is 24,014. That is six times the population in under a quarter century, and almost every one of those new households came with a new garage floor.

Two old farm settlements, one new city

West Haven did not exist as a city until July 1, 1991. It was formed by joining two unincorporated farm communities, Kanesville and Wilson, west of Ogden where the Weber and Ogden Rivers meet. The city installed a citywide sewer system in 2002, which opened the door to the subdivisions that followed. A few older farmhouses and outbuildings remain. Most of the floors we coat here sit under newer two-story homes.

The problem with builder-grade garage floors

New garage slabs are smooth, hard and often sealed by the builder. They look fine until the first winter of salt brine or the first hot tires in August. Then you see:

  • Dark tire marks that will not scrub out
  • White salt rings near the door
  • Oil spots from the first oil change in the driveway that moved inside
  • Dust that keeps coming up from the surface

Grinding the slab and laying a coating fixes all four. Because the concrete is young and in good shape, prep on most West Haven floors is straightforward. That keeps the cost of the job focused on the system you choose.

Systems that suit a new home

Most owners here pick one of three paths:

Flake epoxy floors. A colored base coat with vinyl flakes broadcast to full coverage, sealed with a clear topcoat. This is the most common choice for a family garage. It hides dust and wear well.

Polyaspartic floor coating. A faster-curing system that resists UV and hot tires. It works well for garages that face west and sit open for long stretches in summer.

Metallic epoxy floors. A poured, marbled finish used in finished basements, home bars and offices. It shows more dust, so it fits rooms with less traffic than a garage.

A young city with young families

The median age in West Haven was 30.2 in the 2020 census, and 44.5% of households had children under 18. A lot of owners here coat the basement before they finish it, so a playroom, gym or storage area starts with a clean, light floor. We test the slab for moisture first. If the reading is high, we talk about a moisture-tolerant primer or holding off.

Near the rivers

The northeastern part of the city sits where the Weber and Ogden Rivers come together. Homes on lower ground near the rivers can have damper basement slabs. That is one more reason we test before we quote any basement floor epoxy.

West Haven Questions

My builder sealed the garage floor. Can you coat over it?

Not directly. A builder sealer blocks the bond. We grind it off with the top layer of the slab, then coat the open concrete. That is part of every job we quote.

Should I coat my basement before or after framing?

Before is easier. We can reach every edge, and the walls go up on a finished floor. If the basement is already framed, we can still coat it and cut in at the base of the walls.

Is metallic epoxy a good choice for a garage?

It can be, but it shows dust, scratches and tire marks more than flake. Most West Haven owners use flake or polyaspartic in the garage and save metallic for a basement room.
